Clermont vs. Winter Garden vs. Horizon West
These three sit within twenty minutes of each other and get treated as interchangeable in listing copy. They are not. They were built in different decades, they sit in different counties, and the thing that makes each one appealing is the thing the other two do not have.
This guide is about the trade-offs, not the sales pitch. Current prices and fees live on the areas page, which we update quarterly; what follows is the part that does not change every ninety days.

Which one fits you
Attendance boundaries in this part of Central Florida are redrawn regularly as new schools open, and a rezoning can move a street from one school to another between contract and closing. Never rely on a listing or a school-rating site: confirm the current assignment with the county district for the exact address, and understand that it can change again.
The bottom line
Most buyers pick an area from a map and a price filter, then spend a year wishing they had understood the commute or the fees. Drive all three at the hour you would actually be driving, look at the total monthly cost rather than the price, and be honest about whether you want a walkable downtown or a big new house.
Tell us where you work and what your day looks like and we will tell you which of the three to start with.
